The property includes a super elegant main home, suited for gracious entertaining on a large scale, as well as a great guest home, a manager’s home plus detached offices, workshops, corrals, equipment storage, and more.

Next to the current farm application, it can also serve as an extraordinary nature hotel, a corporate executive retreat, a multi-generational family compound, an event venue, or a second home with lavish guest accommodations. All the modern conveniences are here but in a dreamlike pastoral setting.

LIVING AREA

The story goes that this property was named Rancho San Filemon for the patron saint of hospitality. As soon as you enter the gate, you know you are in a special and unique place – you feel welcomed and at home. The accommodations are excellent and there is a feeling of tranquility and belonging.

The architect-designed main house is a very comfortable 410 m2 (about 4,413 ft2) home with 2 bedrooms, 2.5 baths built for casual entertaining, and living in a tropical style. One bedroom was designed as a large master suite with an en-suite bath and a huge walk-in closet and the second one as a likewise large guest suite with a bath.

Its extraordinary kitchen was designed by people that like to cook and is capable of serving over 50 people comfortably. Two large (walk-in) pantries and a utility room provide sufficient storage room. The dining room is built for a ten-place dining table and the separate bar is equipped with its own ice maker and refrigerator that will seat six comfortably. The porch occupies 78 m2 (about 840 ft2) facing to the East and South adjacent to the pool.

All appliances in the house are of upper-end quality. Reverse osmosis units are situated in the kitchen and bar for providing clean water for drinking and ice. All living areas are fully air-conditioned (except for the porch and half bath) and are all equipped with ceiling fans. All ceilings are high and all lighting for the living areas is controlled by dimmers.

There is a guest house situated inconspicuously but conveniently just across the driveway with two large bedrooms with their own bathrooms and a common living room and kitchen. This house is built and furnished to the same standard as the main house. All houses, incl. the offices are served with high-speed wi-fi internet service.

Furthermore, the living area includes a separate but immediately adjacent car-port suitable for three full-sized vehicles.

RANCH – WORKING AREA

The ranch is a working citrus and avocado farm with 5 hectares of pasture divided into four fenced sections suitably for horses and complete with a corral, water, and lighting.

The entire 77.5 hectares (about 191 acres) is fenced and has a cleared path of about 4 meters width around the fence for security and ease of maintenance. The front fencing and pasture fencing are constructed of reinforced concrete fence posts and have a height of 2 meters. The main roads within the property and from the main road were professionally constructed with a prepared base and have gravel for the surface. The ranch has been professionally surveyed and all boundary points are permanently marked by the surveyor.

The “working” facilities are situated about 500 meters away from the main house. There is a house for the ranch administrator with its own water treatment facilities, an office building with two offices and another full bathroom, a workshop and warehouse, a changing room, and a guest apartment along with covered storage/parking facilities for the ranch trucks. Likewise located in that area is a nursery for new plants and another corral with three horse stables. A 15 KW generator is the emergency power for this area.

The farm hosts about 5,000 Limon Persia (lime) trees that have been planted since 2005. The last 2,500 are about four years old. Furthermore, there are approximately 1,000 avocado trees, most of which have been planted since 2005. They have been commercially producing for about four years. Also, there is about one hectare of grapefruit and about the same of mamey. The older section of about 5 hectares is mixed with some orange trees (sweet and sour), coconut, sapote, and various other fruit. The working area is +/- 35 hectares and is irrigated by two 40-meter 10″ wells with micro-sprinklers for the fruit. The pasture has regular sprinklers. The original +/- 5 hectares has the original aqueduct flooding system still in place in the event that one cares to use it. This was expanded and maintained until 2007 when it was replaced by micros as the primary irrigation system.

About half of the ranch has been preserved as a natural thicket and provides a great habitat for the abundant bird, rabbit, fox, and other small animal life. Quail, dove, and chachalacas (the local wild turkey) are well represented.

TECHNICAL FEATURES

The garden lighting is low-voltage and controlled by a photo-sensitive switch. The approximately 6,500 m2 landscaped lawn has an irrigation system controlled with a timer. Electric power is primarily CFE line power with underground wiring for the 300 meters closest to the house, so no power poles or lines are visible.

As the property is rural, the houses have two propane-powered emergency generators in the event that the Electricity Commission experiences problems. The primary is a 36 KW unit capable of handling the +/- 25 KW house load. A 110 KW generator is also on standby and is capable of handling the whole ranch consumption although it is presently only serving the house and one of the irrigation pumps. The houses have two 42-meter water wells in service. One is primarily for the irrigation of the lawn and the other is primarily for the house, although both are plumbed and wired to handle both systems. This provides 100% backup for water and 200% backup for electricity. Suitable gas storage will provide fuel for over ten days of operation in the event of major storms. The generators are located in a sound-insulated building near the house but isolated so as not to be conspicuous. There is also storage for gardening equipment near the generator building.

Technically, the ranch has electrical transformers of 15, 45, and two 75 KW providing a large surplus of capacity for future expansion. The original water well is powered by a Johnson vertical pump of (50 HP). The newer well installed in 2007 has a submersible pump installed in 2009 of 35 HP. The water for the main house is provided by a 5 HP submersible pump for the house installed in 2015 and a 5 HP submersible pump installed in 2013 for irrigation. Two well-maintained Ford 3-ton trucks, various power sprayers for insecticide, fertilizer, and fungicide, hand sprayers for herbicide, and a complete working set of implements and tools are available as well as a large supply of irrigation supplies and spare pumps, etc.

LOCATION

Situated away from traffic between the picturesque old Maya towns of Maní and Oxcutzcab in the “citrus belt” is Hacienda San Filemon the ideal place for someone who cares for tranquility in total comfort. The place is easily accessible but not on the main road.

Mérida, Yucatan’s prospering capital city with its international airport, is thanks to the new four-lane divided highway that connects the north-western parts of the Yucatan peninsula with the south-eastern parts, just a convenient and safe one-and-a-half-hour drive away. Mérida offers the comfort and interesting vibrant lifestyle of a modern city. Visit the amazing historical center, dine in fine restaurants, stroll over Paseo Montejo, Mérida’s famous boulevard, enjoy the numerous museums, theaters, and cinemas, immerse deep into the Mayan culture, or just go shopping in one of the great malls. In addition to that, every major North American retailer, like Costco, Walmart, or Home Depot, just to name a few, has at least one great store there. Of course, you will also find every major food chain in Merida.

But you don’t have to go that far. The picturesque towns of Maní and Oxcutzcab are close by and they offer as much history as Mérida and their fascinating fresh markets supply you with everything you need for daily life, especially fresh fruits like citrus crops that in this southern part of the state so famous for. In these very Mayan cities, you will find hotels, good restaurants like the famous El Príncipe Tutul Xiu in Maní, as well as interesting sights that include colonial churches, Maya pyramids, the Loltún caves, or the Hacienda Tabi, just to name a few.

Both towns are very good options for spending the night when you want to do the Convent Route one day and the Puuc Route the next, as they are located in the heart of both. They are also really interesting places to use as a base to really get into and see the southern part of the state. This geographical advantage can be an additional income source for Hacienda San Filemon in case the new owners decide to rent rooms to tourists or even change the whole concept to a nature and adventure resort.

And how to get here? With WestJet and many other US and international airlines flying directly to Mérida, reaching your new dream destination has never been as easy as today. Apart from that, Cancun, with its international airport, is always a second option either to come in or to reach every other place around the globe.
