DESCRIPTION

The Yucatan Peninsula is truly a beautiful spot. Nature is not stingy with its charms here. The entire region is world-famous for the legacies of the ancient Mayan civilization, which can still be admired today as silent witnesses in the form of numerous historical sites such as Chichen Itzá or Uxmal or can be actively experienced in direct contact with the descendants of the Maya.

Centuries after the fall of the Maya culture, the henequen (sisal) production of Yucatans also achieved world fame. The robust fiber, which was obtained from the agave in a relatively complex process, was mainly used to manufacture ship ropes, which were exported all over the world via the port of Sisal. The agaves were cultivated on huge plantations that were spread over the entire peninsula. The center of each plantation was a hacienda, a mostly magnificent country residence of the plantation owners, equipped with all the rooms and machines for cultivating the land. Many of the once impressive buildings have lost their importance together with the raw material henequen, which has been replaced by modern, chemical fibers and have now fallen into disrepair. However, some haciendas have been cherished and cared for over the years, later completely modernized, and now shine more than ever in full splendor.

A no less attractive subspecies of these beautiful haciendas, an animal breeding ranch, is for sale here. The extraordinary property is one of the best-preserved and modernized of its kind on the market right now.

Embedded in a gentle hilly landscape, surrounded by shady palm trees and trees, the main house of the ranch sits enthroned in front of the grandiose backdrop of a deep, open cenote. The landscape alone makes this property unique. Its overall condition, both that of the living area and the cultivated areas, is also unparalleled! LIVING AREA

The U-shaped main house houses two large bedrooms, each arranged in one of the two sidearms. Each bedroom has its own en-suite bathroom with a walk-in closet. Large windows with balconies allow wonderful views over the cenote and the garden. The center of the house is the actual living area consisting of a large central dining room with a dining table for twelve people, an elegant living room with a separate TV area, and a classy, ​​fully equipped kitchen. A separate storage room rounds off the space in the main house.

With the exception of the kitchen, all rooms in the living and sleeping area have access to a beautifully landscaped, roofed terrace in the interior of the U, the roof of which is supported by elegant columns. Another open terrace extends over the entire front of the house. From there a fantastic, unobstructed view opens up over the front part of the property, from the garden to the stables up to the pretty, completely restored chapel “San Antonio” from 1880, which is still in regular use today and its bells at least twice to be rung daily. The front terrace also provides direct access to the original bathing area with a large and deep pool, a bar, and a sanitary area in the rear.

The center of the property, which can be counted as part of the living area, is a large play area framed by numerous mature palm trees behind the main house. To the left, this is also limited by an accurately laid out, illuminated footpath with metal railings. Behind it, the property drops steeply to the already mentioned open cenote. To the right of the meadow, a new bathing area is currently being built on a large open space with a large pool modeled on a cenote, a leisure house, a large playroom, a large central dining room with a marble table, and a large bathroom. This construction project, which has not yet been completed, impressively illustrates the high-quality standards that the owners apply in every area of ​​the property. The building is clad with beautiful natural stones and the shapely pillars of the inner terrace of the main house can also be found here. All rooms have high ceilings and large windows for a pleasant indoor climate. The floors, a combination of tiles and polished concrete, are not only very well made, but they were also optimally color-coordinated with the building and its surroundings.

A little further east, not far from the main house, a second, beautifully located full-fledged house was built. Like the first main house, it has two bedrooms, each with its own bathroom. In addition, it offers a kitchen and a large living-dining room. Both the covered front terrace, which extends over the entire width of the house, as well as the also covered small terrace at the rear of the house, offer an impressive view over the green farmland. The roofs of both terraces are supported by the same elegant pillars that were used when the inner terrace of the first main house was built. They give the building the unmistakable, attractive look of a typical hacienda of the region. Also, in the rear area is a large rectangular pool for swimming and a smaller jacuzzi for relaxing. Both pools can be entered directly from the rear terrace. There is also another large pool, prominently laid out on a hill, a bit away from the house, which is currently being completed. The entire house is currently being renovated and will shine in a completely new light in the near future.

At this point, it should be pointed out again that the living area is being sold fully furnished. Only works of art and personal belongings of the owners are excluded. As you can see in the photos, the furniture is in absolute top condition. Really all rooms in the living area have air conditioning and, in most cases, elegant, powerful ceiling fans. High ceilings also ensure a pleasant room climate before the use of technical aids is even necessary. All devices in the house are of the highest quality!

RANCH

The ranch itself is just as impressive as the living area. It currently can be divided into the following separate production areas:

Basically, it can be said that all production facilities are in very good condition. This applies both to the active facilities, for example for cattle breeding, and to the buildings that are currently not being used productively, such as the horse stables.

A total of seven clean horse stalls, a training area, and a large arena with stands and toilets can be allocated to the horse breeding area. In addition, there is of course enough open space for the animals. The arena is still very popular today for large family celebrations and other celebrations. Then friends and family members come together there, marvel at the elegant animals, and cheer for the impressive performances.

With 80 hectares of permanently fenced paddocks, including an irrigation system and a further 110 hectares of seasonal paddocks, there is also sufficient pasture land for active cattle breeding. The total number of cattle is currently around 200. These are raised and resold less for direct meat processing and more for breeding purposes. The area includes four illuminated cattle stalls with drinking troughs, two feed silos, and all technical equipment for raising and selling the animals.

The area of ​​the poultry farm, which was discontinued at the beginning of 2020, includes a total of seventeen poultry houses (3,692 m2) designed to accommodate up to 30,000 chickens, as well as the complete infrastructure, such as water storage, sanitary facilities, storage rooms, an office, and a staff kitchen. The production volume of the plant was 3,000 chickens per week until the end. The condition of the system allows reactivation with comparatively little effort.

A total of seven large tanks, which are spread over the farmland, as well as a warehouse, are available for fish farming. A bit out of the way, in the back of the ranch, and still in operation today, there is also a beekeeping facility. The cultivation of lemon (1,000 trees) and avocado (800 trees) fruits are also actively pursued.

Of course, in addition to the actual production facilities, the ranch also has all the other facilities needed to successfully maintain production operations. This includes, among other things, a well-tended boundary fence surrounding the entire site with imposing entrance gates in the hacienda style. The main entrance even has an electric gate. Definitely worth mentioning is the well-developed, weatherproof infrastructure, consisting of unpaved roads for indoor traffic with motorized vehicles. Two large aviaries as well as various facilities for the employees and a current 10-year water concession as well as numerous other details complete the ranch. LOCATION
